The British Virgin Islands is the place to invest in real estate, commercial and residential, as well as business opportunities. Lands in the Territory fall into two categories: Crown land and private land (which can be leased or owned freehold). Freehold gives clear title, the same as Fee Simple, and is the most common title found in the B.V.I. The Government does not issue Crown grants to non-Belongers except in special circumstances. Private land can be leased or purchased, but before purchase, non-Belongers must first obtain an Alien Landholding Licence (see below). Alien Landholding Licence. In order to either own property by freehold or long-term lease, non-Belongers must be granted an Alien Landholding Licence. Belongers (persons who by virtue of birth, citizenship, marriage or special designation belong in the B.V.I.) and naturalized citizens may own property without special permits. Applications for a licence must be supported with the following documents from one's country of origin or residence: two personal financial references; one bank reference; two character references; police record; application fee of $50/person, $75/company; a licence fee of $150/person, $200/company. There is a two to three year commitment to develop unimproved land. If the property has been improved, there may be no further requirement to improve the property. Most applications are handled through a lawyer. Application forms and further information regarding requirements can be obtained through the B.V.I. Ministry of Natural Resources. The B.V.I. Electricity Corporation provides 110 volt and 208 volt supply to Tortola, Virgin Gorda, Anegada, Jost Van Dyke and Camanoe. Water: Water supply is available in some areas of Tortola and Virgin Gorda. Other areas have private supplies by cisterns. Sewerage: A sewerage system exists in Road Town. In other areas, septic tanks are used. Income tax is payable in rates of: 0% on the first $3,000 of income; 6% on gross income from $3,001 to $7,500; 10% on gross income from $7,501 to $15,000; 15% on gross income from $15,001 to $22,500; 20% on all income exceeding $22,501; Tax is charged on gross income. Company Tax: Company tax is 15% on chargeable income. Corporations registered under the IBC Ordinance are exempted from B.V.I. income tax. There is no inheritance tax, death duty, capital gains, capital transfer or estate tax. Land Tax: Expatriates pay $150 per year on the first acre of land or part thereof; $50 on all remaining acres or part thereof and $50 on parcels of land totalling one half (1/2) of an acre or less. British Virgin Islanders pay $10 per year on the first acre or part thereof and $3 per acre on all remaining acres or part thereof. House Tax: House tax is levied on all privately owned buildings.
